1. Overview

These Terms of Use govern your use of CozyOnTop's website and accommodations. By making a reservation or using our services, you agree to these terms. CozyOnTop operates short-term rental properties in Bangkok, Thailand.

2. Reservations & Payment

• Reservations are confirmed once full or partial payment is received as specified at booking.
• Prices are listed in Thai Baht (THB) unless stated otherwise and are subject to change without notice for future bookings.
• Reservations made through third-party platforms (Airbnb, Booking.com, etc.) are additionally governed by those platforms' terms.

3. Cancellation & Refunds

Cancellation policies vary depending on the booking platform and rate selected at the time of reservation. Please refer to your booking confirmation for the applicable cancellation policy. Direct bookings follow the cancellation terms communicated at the time of booking.

4. Check-in & Check-out

• Check-in: from 3:00 PM
• Check-out: by 11:00 AM
• Early check-in or late check-out may be available upon request, subject to availability.
• Guests are required to provide valid identification at check-in as required under Thai law.

5. Guest Conduct

Guests agree to:

• Treat the property and its contents with care and respect
• Not exceed the maximum occupancy stated at booking
• Not hold parties, events, or gatherings without prior written consent
• Keep noise at a reasonable level, particularly between 10 PM and 8 AM
• Comply with all house rules provided at check-in
• Not smoke inside the property

6. Damage & Liability

Guests are responsible for any damage caused to the property or its contents during their stay beyond normal wear and tear. CozyOnTop reserves the right to charge for repairs or replacements. CozyOnTop is not liable for loss, theft, or damage to guests' personal belongings during their stay.

7. Property Access

CozyOnTop and its authorized staff reserve the right to access the property for maintenance, inspection, or emergency purposes with reasonable notice, except in emergency situations where immediate access may be necessary.

8. Website Use

Content on this website is for informational purposes only. You may not reproduce, distribute, or use content from this website without prior written permission from CozyOnTop. We are not responsible for the content of any third-party websites linked from this site.

9. Governing Law

These Terms of Use are governed by the laws of the Kingdom of Thailand. Any disputes shall be subject to the exclusive jurisdiction of the courts of Bangkok, Thailand.

10. Changes to Terms

We may update these terms at any time. The current version will always be available at this URL. Continued use of our services after changes constitutes acceptance.
